ARRANGE A VALUATION
Getting an accurate valuation of your current home will help you to confirm how much you can afford when you are planning your next move. Andrew McLean Estate Agents have been in South Tyneside for over 30 years and would love to provide you with a free no obligation confidential valuation.

PREPARE YOUR HOME
Getting your home ready for viewings is probably one of the most impactful things you can do, and can create a sense of space and a blank canvas to help your buyer imagine themselves living there. The better your home looks, the more appealing it will be.

MARKETING YOUR PROPERTY
Once you have decided to proceed with marketing we will arrange to call and photograph your home and prepare your sales particulars, which also include a layout plan free of charge.

Once approved, your home will be marketed to as many potential buyers as possible. We have a large database of waiting buyers who will be contacted as well as advertising on portals such as OnTheMarket and Zoopla. We also actively market your home on social media. In order to market your property you will need an EPC (Energy Performance Certificate) which we can arrange, if required.

VIEWINGS
We can undertake viewings at your property (free of charge) or if preferred you may wish to do this yourself. We can also arrange virtual viewings via Whatsapp, if required.

Each viewer is contacted for feedback and this will be relayed to you – hopefully with an offer! Any offers received for your property will be confirmed in writing.

DEALING WITH BUYERS
Once a sale has been agreed, and we have received the buyer’s proof of ability to proceed, we will mark your property as being ‘under offer’. Upon receipt of the buyers formalmortgage offer we will instruct solicitors by issuing a memorandum of sale. At this stage your property will then be marked as ‘sold stc’.

We can advise on solicitors if required. We will keep in contact with you throughout the solicitor’s conveyancing process to keep you up to date every step of the way.

EXCHANGE OF CONTRACTS
Your solicitor will advise you when it’s time to sign on the dotted line. Your solicitor and the buyer’s solicitor will agree a date for the exchange of contracts and for completion (i.e. move out day).

Your solicitor will receive the buyer’s deposit along with the signed contract. Both parties are now legally bound to the purchase. Payment is made between each party’s solicitors and the keys are exchanged. It is then all over and the house is sold. Time to relax!
