Renting a Property

A step by step guide to renting a property

STEP ONE
Initially we will ask you to fill out an application form which requires a few basic details such as names and addresses, job status and reference details. References will be taken up with your employer or accountant if you are self employed, your bank or other referees if appropriate. You will also be required to pay a holding deposit and complete a holding deposit agreement.

HOW MUCH WILL IT COST?
All documents will be drawn up by ourselves for your signature. Rent is charged at a set level and paid monthly in advance on the same day each month. Rent is payable direct to our clients account by standing order or bank transfer, if you so prefer. Click below for all costs involved in letting a property.

Tenant Fees   

MOVING IN
When you commence your tenancy the first step is a careful check against the photographic inventory which will have already been prepared. The equivalent of 5 weeks rent will be required to be held as a security deposit against any damage, dilapidations or breech of contract. This amount is returned at the end of the tenancy, provided the property is left in the same condition as when let to you.

WHAT ABOUT BILLS?
You will pay bills for services such as gas, electricity, telephone, council tax and water rates. Responsibility for other charges, if applicable will be advised prior to any letting. You will have to arrange insurance cover for any items of your own in the property and t.v. licences etc. that are required. It is the Landlord’s responsibility to insure the buildings and items he/she has left.

DURING YOUR TENANCY
If you have any problems whilst you are in one of our properties then you need to contact our office. The property may be inspected periodically so that we can let the owner know that all is well in his/her absence. A prior appointment would need to be made in this regard.

AT THE END OF YOUR TENANCY
When your tenancy is over the property will be checked out against the inventory. The sum of money held as a security deposit will be refunded as quickly as possible, less any deductions if applicable. Your security deposit is registered with TDS (which is one of the Tenancy Deposit Schemes) at the commencement of the tenancy and you will be supplied its requirements when signing your tenancy agreement.
